  • Termination of Lease Agreement

    Tenant can terminate the lease by filling out the electronic notice of termination. The notice period is one full calendar month.

    The period of notice is calculated from the last day of the calendar month in which Nuorisosäätiö has received the notice of termination (for example, if a termiantion notice is submitted on the 15th of June, the lease agreement will therefore end on the 31th of July).

    A fixed-term lease agreement expires on the ending date of the lease without notice, unless otherwise agreed.

    Termination of the lease incase of two principal (main) tenants: Both main tenants need to send the termination notice separately. The rental security deposit will be fully refunded to the bank account of one of the main tenants, so please enter only one account number when terminating the lease (the other tenant can leave the account number field blank).

    If only one of the parties terminates his/her lease: The party terminating the lease must write in the additional information field, that the other party will be staying in the apartment, and that only the other tenant will move out. Before the other tenant moves out of the apartment, check the condition of the apartment (Something has been broken during the stay? are there any repairs needed?); And that you have all of the original apartment keys. When the other tenant moves out, the tenant remaining in the apartment is responsible for the entire rent, the condition of the apartment and the apartment keys. The rental security deposit will not be refunded until both have moved out of the apartment.

    Termination of parking space

    The agreement of a parking space owned by Nuorisosäätiö ends automatically at the end of the lease agreement, and in this case you don't need to terminate the parking space agreement separately.

    The notice period for an indefinite parking space agreement is one full calendar month. Parking space termination is possible by sending an e-mail: autopaikat@nuorisosaatio.fi.

  • Moving-out checklist

    Your move-out date is soon! Here is some important information and tips for moving out.

    Emptying the apartment and final cleaning

    The apartment must be empty when returning the keys. Check that you have taken all your furniture with you. Remember to also remove the ceiling lights. No moving items or furniture may be left in the waste room of the building!

    If you have agreed with the future tenant about the furniture / items left in the apartment, they must be reported separately to Nuorisosäätiö (Consent form). Send the completed form well in advance of moving, to asuntotarkastus@nuorisosaatio.fi.

    Nuorisosäätiö apartments have fire alarms installed. Check that the fire alarm is in place and in working order.

    When removing the dishwasher or washing machine, put the water line cap and drain connections properly. Make sure well beforehand, that you have the right type of caps for closing the water connections.

    The tenant must always do the final cleaning before handing over the apartment. Final cleaning is a major cleaning that you should take the necessary time for. By following the final cleaning instructions carefully, you will avoid additional billing.

    At the end of the lease, your right to access the apartment ends. When the lease has ended and after handing over the keys, you will no longer be able to access the apartment to carry out repairs or clean the apartment. Do the necessary procedures while your agreement is still valid.

  • Final Cleaning

    At the end of the lease agreement, it is time for final cleaning. As a rule of thumb, it is worth remembering that after moving out, the surfaces of the apartment are clean of loose and stubborn stains. Stubborn and greasy dirt does not come off with a universal detergent alone, use more effective alkaline cleaners to clean the dirt. Make sure that the cleaning agent is suitable for the surface material and follow the instructions for use of the product. Do not use abrasive detergents or tools on cabinet surfaces or intermediate doors, e.g. the sponge will scratch the surface.

    Failure to do the final cleaning or incomplete cleaning entitles the landlord to order the cleaning at the tenant's expense.

    Emptying the apartment and cleaning

    Empty all cabinets and clean surfaces, doors, shelves, tops, and bottoms.

    Wipe stains off walls, doors, light switches, and outlets.

    Clean ventilation valves and radiators.

    Wash all window surfaces, gaps, frames and window sills. In cold weather, the outer surface does not need to be washed.

    The apartment cleaning includes outdoor areas (balcony, front and backyard). Also wash the balcony glasses.

    Kitchen

    Pull the stove out of its spot and clean its outer surfaces as well as the wall surfaces and the floor under / behind the oven. Clean the hob plates, controls, pulls, inside the oven, the grilles, the oven steel plates storage box.

    Clean the cooker hood and the cooker hood grease filter.

    Turn off the refrigerator freezer and defrost the ice. Do not allow ice to melt on the floor and do not use a knife, etc. to remove ice. After defrosting, clean the inside and outside with a mild all-purpose detergent. Clean the device shelves and drawers separately. Also vacuum the cabinet and the floor behind the appliance. Check that the appliance is switched off and leave the appliance doors open to prevent mold / clogging.

    Clean all kitchen cabinets inside and out. Take special care when cleaning the kitchen waste bins and the lower parts of the cabinets.

    Clean kitchen surfaces, sink and faucet.

    Bathroom and toilet

    Wash the walls and floors of the toilet and bathroom. If necessary, also wipe the ceiling.

    Wash the toilet bowl, clean the sink and the faucet. Also remember the bottom of the sink and the lower part of the bowl.

    Wash the shower corner carefully. By using your hand, you can feel the limescale stuck to the walls. Clean shower walls, seams, faucet, and floor.

    Wipe cabinets and mirrors.

    Clean floor drains and odor traps.

    If the apartment has a sauna: wash the benches, walls, and floor. Clean the floor drain.

    Storage

    Empty and vacuum the storage used / belongs to the apartment.

    Finally

    Sweep or vacuum floors and wipe them with a damp (not wet) cloth. Also clean the footer lists.

    Also check that all cabinets and drawers are empty. Do not leave anything that does not belong to the apartment. Be sure to also remove the ceiling lights. If you have agreed with the future tenant about the furniture / items left in the apartment, they must be reported separately to the Nuorisosäätiö (consent form).

    Check that the fire alarm is in place and in working order.

    Properly attach the water line cap and drain connections of the washing machine and dishwasher.

  • Returning the keys

    Return the keys on the working day following the end of the lease by 11 am, at the latest. The keys can also be returned earlier. If all of the original keys are not returned within the time limit, the lock will be changed and the costs will be paid by the tenant.

    Returning the keys based on apartment's location

    Depending of the location of the apartment, returning the keys is either through your building's maintenance company or the local lock service. It is recommended that you check the opening hours on the office's website.

  • Apartment Inspection 

    In the event of the apartment's tenants changing, two separate condition inspections are conducted.

    Preliminary Inspection

    The preliminary inspection examines the condition of the apartment on the surface and does not take a position on any defects or deficiencies. preliminary inspection is not a discharge of obligations under the lease agreement. The inspection will be carried out between the 12th - 20th day (on weekdays between 8 am to 4 pm) of the last month of the lease agreement.

    The inspection does not require the presence of the tenant, but If no one is present in the apartment, the apartments will be accessed with a master key. If there is a pet or other obstacle in your apartment to use the master key, the inspection will be arranged while the tenant is present. In this case, contact your building's maintenance company and arrange a time for the inspection.

    Move-out Inspection

    The move-out inspection is carried out on the first working days of the month after the end of the lease agreement. If the inspection reveals anything specific, you will be notified by e-mail.

    At the end of the lease, your right to access the apartment ends. When the lease has ended and after handing over the keys, you will no longer be able to access the apartment to carry out repairs or clean the apartment. Do the necessary procedures while your agreement is still valid.

  • Deposit Return

    Make sure to provide your bank account number when filling out the lease agreement termination form.

    The security deposit will be returned within one month of the end of the lease, provided that the apartment does not have any renovation needs or deficiencies in final cleaning caused by the tenant. All original keys must also be returned by the deadline.

    If the inspection reveals anything specific, you will be notified by e-mail. Nuorisosäätiö complies with the Act on Residential Leases (AHVL) and in accordance with the Rental Practice guidelines. Our billing is based on either the tenant billing price list or the actual costs. We will primarily deduct the cost from the security deposit you have paid.
